We were spontaneous this weekend and visited the place without a reservation. Fortunately, we were not turned away, although we had to relocate our vehicle every day since only one night was available each time, but that was not a problem for us. The toilets and showers are indeed as described in the basement, but there's no sign of mold here at all! The facilities are very modern and newly tiled. The showers are large and have adequate ventilation. The toilets and shower rooms also have an air extraction system. Although there are only three toilets and three showers, we didn't have to wait even once despite the fully booked site. The restaurant is very nice and the food is excellent! The location of the site is very close to the center but still quiet on the outskirts. We will come back :-)

Well, not recommended for the price

For the price, the place is not recommended! Too few toilets for the size! The view is either onto a concrete wall or the fence of the tennis court. On the positive side, the staff is friendly and the location is good!

June 2021

We were at the campsite and can recommend the entire facility for families with children. Great location, super service and sanitary facilities, as well as plenty of leisure opportunities within a short distance. Unfortunately, there are no swimming options for children outside of the sauna area. The facility is located on the outskirts of Söll. The village center, shopping opportunities, and restaurants can be reached in just a few steps. We had a pitch with electricity, fresh water, and wastewater connection. However, the fresh water connection had to be shared with 3 other plots. The location of the pitch was behind the screened tennis courts and unfortunately overlooked an unsightly concrete wall of the sauna facility. Overall location, however, with partial views of the mountain landscape and the Wilder Kaiser is very nice. You always encounter cheerful and helpful staff. No effort was too much for them. The food in the hotel restaurant was very good, but we couldn't understand the "kitchen contribution" of €15.00 on the bill for the last dinner. Therefore, the dinner with usual drinks and ice cream for the children quickly amounted to over €100. Unfortunately, we had no opportunity to clarify this item before departure. Sports & Entertainment Besides the usual hikes and "Mountain Doctor" filming locations, the Wilder Kaiser region has come up with a lot. Particularly for families with children, two weeks of vacation can quickly feel too short. Top Tip: Family rock climbing course at Bergschule Schonner and then "conquer" the anniversary climb on your own. This is also possible with children who are not afraid of heights. For parents and of course the children, I recommend a dinner with sunset at Brenneralm in Ellmau. You can also drive up there. In general, fantastic huts and alpine pastures are accessible by cable car, car, or hiking. The mini-golf course at the hotel is great, and we personally often used the hotel's own tennis facility. A great playground and table tennis facilities are also available. We did not visit the sauna facilities in the hotel due to the children, but they look great. All in all, a fantastic place with new, fantastic sanitary facilities that deserve 5 stars. Obviously, a lot has improved since some negative previous reviews. Highly recommendable place with real 5 stars.

Camping Franzlhof - not recommended

June 2020

Unfortunately, we have to join the many negative reports. We were at the campsite in July 2020, which was unfortunately completely overbooked. This is simply unbelievable and irresponsible from the operator during Corona times. The sanitary facilities are completely moldy and lack adequate / functioning ventilation! The waste station was also overflowing and very chaotic. Comfort pitches are advertised but do not actually exist. Too expensive for that and not hygienically acceptable. Conclusion for us: never again! The place and location, however, are very beautiful.

Beautiful Campsite in the Mountains

July 2020

We had a rich week at our campsite in Söll. We had a nice spot with a great view of the mountains. Nice neighbors and a relaxed time. We didn’t hear any noise from cars, people walking on gravel, or the door to the sanitation area. Besides, you are camping and not in a sanatorium... Our water connection at the site was absolutely fine. Those who didn’t want to use the existing couplings could easily connect their own. Almost every camper has something like that with them... And since I don’t assume anyone would lick the tap, that’s fine during Corona times. The sanitation area is also absolutely fine, toilets and showers were clean and tidy. And if someone doesn’t like it at all, they can just shower in their own motorhome or trailer... Except on Sundays, there was always a breakfast roll service in the morning. They were delicious and fresh. The playground around the house is also absolutely fine, and the kids could ride and play around the site.

Not recommendable and completely overpriced

We are currently at the campsite. Positively noteworthy is the great location of the site. You have a fantastic view of the mountain panorama. The caretaker is also very friendly and promptly repaired the defective fresh water connection at the pitch (which has to be shared with 3 parties!). Unfortunately, the negative aspects outweigh here, which are further exacerbated by the poor value for money. The pitches are partly very small, and you stand very close to each other. The advertised connections for each 'Comfort' pitch do not exist. The sanitary facilities are a disaster! Especially in times of Corona... The entire sanitary area is located in the basement. Without fresh air. Therefore, mold is present in every corner. Especially in these times, there is no possibility to ventilate. There are only 3 toilets for the ladies for certainly over 100 campers. There are 6 sinks for washing dishes, located in a narrow corridor leading to the laundry room. The sinks are outdated, some are defective. The other household appliances, such as the washing machine and dishwasher, are also in poor condition. Everything is very unkempt and dirty. Although at first glance everything looks top modern and beautiful, mold, dirt, and the air like in a tropical house quickly destroy that impression. All in all, this is one of the most expensive sites we have ever been to, with the worst sanitary facilities. When inquiring at the reception about the sanitary facilities, we received a rude and rather shameless answer. Only the view and the great location lift the mood a little.

Unfortunately, not a recommendable campsite

June 2020

Unfortunately, we cannot rate this place well, despite its actually very beautiful location. The campsite is close to the center and you can hike directly from the campsite. However, we had no nice pitch; honestly, there are not many on this campsite. You stand very close together on sometimes very small pitches, there is too little grass and too much gravel. We were directly in the entrance area of the campsite, right at the entrance to the sanitary facilities and directly on the street. Privacy was non-existent. At night we were repeatedly woken up by guests who walked over the gravel to the toilet, the slamming door of the sanitary building, and passing cars that drove noisily over the traffic calming measures. The entire campsite is unfortunately very unkempt: weeds everywhere, the carpet in front of the entrance to the sanitary facilities is completely filthy and urgently needs to be disposed of, crumbling stones at the entrance to the reception, trash areas like a battlefield, major mold problems in the showers, neglected sanitary facilities (although actually nice and not old). Cleaning of the sanitary facilities is supposed to take place according to the notice from 9:30 - 10:30 a.m. However, this did not happen, and then there was hardly any toilet paper left. The permanent campers' trailers do not make the campsite more beautiful, and they are not separated from the tourist sites. We had to share our water connection at our pitch with two other parcels, which was not pleasant during the Corona period. The receptionist, who claims to always park her scooter directly at the drain for disposal, leaves me speechless. This makes it difficult for the campers to access the drain to discharge gray water. The drain was also constantly clogged. The restaurant was only mediocre. The stay in early July cost 45 euros per night (2 adults and 2 dogs). Electricity was not included in the pitch price; 5 euros for 2 days (we only used the fridge) - quite expensive. Overall, the campsite in this condition without a pool is completely overpriced. We found it very unfortunate because much more could be made of this campsite. This campsite also desperately needs good management.
